TNPA invites proposals for property leases in the Port of Durban

SOUTH AFRICA: Companies looking for a footprint in the Port of Durban currently have the opportunity to bid on nine available properties of various sizes and locations for lease periods ranging from five to 15 years.

Transnet National Ports Authority (TNPA) released separate bids for properties within the Port of Durban this week and has called on established companies with a track record in the maritime industry to submit proposals to lease the areas for port-related business.

TNPA is looking for business that meet several criteria related to business use, details of property upgrade plans as well as a commitment to training and supplier development. Potential tenants are being asked to show how their enterprises will add value to the port environment.

Looking for innovative companies, TNPA’s call for proposals includes the need for bidders to include a SWOT (strengths, weaknesses, opportunities, threats) analysis and illustrate the likely economic spin-offs created through their occupation.

Properties include areas in Bayhead precinct as well as Maydon Wharf and represent both potential recreational use as well as industrial use.

A premises previously used by the KwaZulu Natal Rowing Association in the Bayhead area is included in the line-up. The 1,350m2 property includes a building and storage space. According to the assessment report, however, the building is unhabitable and will require over R300,000 worth of refurbishment to return it to usable condition. It is being offered for a ten-year period.

Also, in the Bayhead area and previously used as a yacht club, a 4,652m2 area is being offered for a period of up to ten years. Considered suitable for yachting or small boats, bidders are being reminded to take note of the port’s Estuarine Management Plan when considering its use.

The remaining properties are suited to industrial use with warehousing, storage and office buildings on most of them.

An expansive 6,119m2 area in Bayhead would offer a good opportunity for any larger maritime company seeking a foothold in the port. TNPA’s draft lease agreements include some restrictions with regard to sub-leasing, but there are opportunities for joint ventures to submit proposals.

Another large land portion of 3,327m2 in Bayhead is available for a ten-year period, while a slightly smaller property consisting of storeroom, engine room, cold storage and offices totalling 3,255m2 is only available for a five-year term.

Also, only available for five years, is the 18,109m2 section along the silt canal in the Bayhead precinct that includes a paint shop and staff area.

The other two options in Bayhead include a massive 26,204 m2 area available for up to 15 years that includes a warehouse as well as a double storey office building.  The last option in Bayhead is a 785m2 which is available for a ten-year lease that includes warehouse, workshop and office facilities.

Finally, a 598m2 erf is available in Maydon Wharf for a period of five years. It includes a building and is suited for port-related industrial activity.
